"The diamond is next door." In real estate terms, this means that the best deals are not ones you find through a realtor (unless I'm your realtor of course) but rather by building relationships with people in the community you wish to invest in.
Some of my best deals have come from residents of the neighborhood I invest in. Overtime, I've developed relationships with these individuals while rehabbing properties in their community. I often offer a $500 finders fee which motivates residents to tip me on vacant properties and be on the lookout for additional deals.
Once you identify a home, simply reach out and make an offer on the property. There are tons of vacant and estate owned properties in Philadelphia waiting for you to purchase. Take action and contact us when you're ready to acquire, rehab, and sell it. :)
